Linear Gate Motor Replacement: The Gilbert Owner’s Guide

A Linear gate motor replacement in Gilbert typically runs $890-$1,650 installed, depending on whether you need a single swing arm, dual swing setup, or sliding gate operator. We stock Linear-compatible motors and mounting hardware on our trucks, and most replacements in Gilbert are completed the same day we diagnose them. You’ll usually know the motor has failed when the gate hums but won’t move, moves a few inches and stops, or doesn’t respond to the remote at all while the keypad still lights up.

We’ve replaced Linear motors on everything from Power Ranch courtyard gates to Agritopia alley-access sliders. The heat cycle here is hard on them - the housing expands in July afternoons and contracts after sundown, and after enough summers the internal gears develop play that no amount of adjustment fixes.

Which Linear Models This Applies To

Linear gate motors fall into three main series you’ll see around Gilbert: the SWD (single swing, dual swing, and commercial-duty variants), the SLC (slide gate operators for residential and light commercial), and the older ACT series still running on some 2012-2018 installations. The model number is stamped on a metal label on the motor housing, usually facing the gate post. For swing arms, you’ll also need the arm length - we measure from the center of the gate post to the center of the gate frame at full open, since Linear makes 12-inch, 18-inch, and 24-inch arm configurations that are not interchangeable.

The OEM part decision matters with Linear more than with some brands. Linear uses a proprietary limit-switch cam design on post-2019 SWD models, and aftermarket motors that don’t carry the Linear-compatible cam profile will require us to swap the cam from your old unit or the gate won’t learn its open and close positions correctly. We stock both OEM Linear motors and quality aftermarket equivalents that carry the matched cam, and we’ll tell you which we’re proposing before we order anything. Vance Gate Repair Gilbert is an independent service provider - we’re not affiliated with Linear - so our recommendation is based on what fits your gate, not what moves inventory.

Signs Your Linear Gate Motor Replacement Is Failing

Signs Your Linear Gate Motor Replacement Is Failing
  • The motor hums but the gate doesn’t budge. This usually means the capacitor has failed or the internal gearbox has stripped its worm gear. On Linear SWD units, we see this most often after a gate was manually released and re-engaged incorrectly, forcing the motor to start against a binding load.
  • The gate moves 6-12 inches and reverses. The limit switches are either failing to register position or the motor is drawing excessive amperage and tripping the internal overload. In Gilbert’s dust, the limit-switch cam can accumulate grit that makes the microswitch miss its click point.
  • Remote works intermittently but the keypad always functions. This points to a failing receiver board in the motor housing, not the external controls. Linear’s 318MHz and 433MHz receivers have different failure patterns, and we test both before calling the motor itself dead.
  • The gate opens fine but won’t close, or closes at half speed. Often a sign of a thermal overload in the motor windings - the coil insulation breaks down after years of 110°F ambient heat in Gilbert garages and direct-sun housings. By the time you notice the speed drop, the motor is usually past saving.
  • Grinding or clicking from the housing, with visible metal dust below. The bronze worm gear is eating itself. This is terminal - the gear isn’t a separate service part on most Linear models, and even when it is, the metal contamination has already damaged the bearings.

Replacement Cost & What’s Included

Setup Type Typical Range (Gilbert) What Drives the Price
Single swing, residential $890-$1,180 Arm length; whether post bracket is reusable
Dual swing, residential $1,340-$1,650 Master/slave communication cable run; sync calibration
Slide gate, residential $1,180-$1,490 Rack gear condition; chain vs. belt drive spec
Commercial-duty (all types) $1,650-$2,400 Higher torque motor; duty-cycle rating; access-control integration

The price we write down before we start is the price you pay. That includes the motor, mounting hardware, limit-switch calibration, safety photo-eye alignment check, and a full cycle test under load. We also photograph the wiring before we touch it and after we’re done, so the next technician - us or someone else - can see exactly what was installed and how it was configured. Under our 365-Day Done Right Promise, if anything about the replacement isn’t right, we make it right with no additional charge and no expiration within that window.

DIY or Call Us?

There’s a short list of things a Gilbert homeowner can safely check before calling: verify the breaker hasn’t tripped, confirm the manual release is fully re-engaged, and look for obvious obstructions in the gate track. Beyond that, a Linear gate motor replacement involves 110V or 220V electrical work, a gate that can weigh 400-800 pounds, and high-tension spring assist on some swing configurations. We’ve seen DIY attempts where the arm was installed with the wrong phase rotation, causing the gate to slam open until the mechanical stop sheared off. We’ve also seen a homeowner drop a 35-pound slide gate motor onto their foot because they didn’t know the chain was under spring tension.

We don’t write this to scare you. We write it because we’ve documented the aftermath, and the documentation isn’t pretty. If you’re unsure, call us at (520) 482-3109 and we’ll talk through what you’re seeing. If it’s something simple, we’ll tell you. If it’s not, we’ll give you a written price before anyone picks up a tool.
