Recent Transformations
Sagging Iron Gate, Higley Park Neighborhood
The gate had dropped two inches on the latch side over six years of monsoon-season wind load. The top hinge pin had wallowed out the receiver, and the bottom post was cracked at the weld where it met the underground sleeve. We cut out the failed hinge receiver, welded in a 3/8-inch thick replacement with a grease fitting, and re-welded the post crack with 7018 rod. Gate swings level now, latches clean, and the owner has the photo record of every weld bead.
FAAC Motor Replacement, Power Ranch
The existing FAAC 746 had stripped its internal worm gear after eleven years. The arm would click, shudder, and stop mid-travel. Rather than steering the homeowner toward a different brand, we sourced the correct FAAC replacement unit, reused the intact arm bracket and mounting plate, and re-programmed the limit switches to the exact 92-degree opening angle. Under Haven Standard Clause 1, the $1,840 written price included motor, labor, and disposal of the old unit. No surprises.
Photo-Eye Realignment, Agritopia
The gate would reverse randomly during closing, sometimes three feet from the stop, sometimes ten. We found both retro-reflective photo eyes (the infrared beam pair that stops the gate if something breaks the path) knocked out of parallel by a landscaper’s string trimmer. One was aimed 2.3 inches left of the reflector. We realigned both eyes, verified the 30-foot beam integrity with a multimeter, and secured the brackets with thread-locking compound. The gate now closes fully every time.
LiftMaster Slide Gate Operator Overhaul, Val Vista Lakes
The chain drive on this CSL24U had stretched to the point of skipping teeth on the sprocket, creating a rhythmic clunk every open cycle. The limit switch cam was also worn, causing the gate to coast two inches past the closed position and bounce back open. We replaced the drive chain with a #40 roller chain, set proper sag at 3/4 inch mid-span, installed a new limit cam, and re-torqued the chain tensioner bolt to 45 lb-ft. The clunk is gone and the gate seats positively against the stop.
Welded Steel Frame Crack, Seville
A six-inch fatigue crack had opened at the inside corner of the gate frame where the vertical stile met the bottom rail. The gate was flexing visibly in a strong crosswind. We V-ground the crack to clean metal, pre-heated the joint with a propane rosebud to prevent brittle re-cracking, welded with ER70S-6 wire, and ground the reinforcement plate flush with the frame profile. The repair is stronger than the original corner, and the photo log shows the progression from crack to finished weld.
Access Control Keypad Retrofit, Morrison Ranch
The original keypad was a single-code unit with no audit trail and a corroded membrane that required punching each digit twice. We mounted a new DoorKing 1812-081 telephone entry system in the existing pedestal, ran 18/2 low-voltage cable through the existing conduit (after pulling out a damaged section and replacing it), and programmed three family codes plus a temporary contractor code that expires automatically. The homeowner now sees call logs and can add or delete codes from a smartphone app.
